As of July 1, 2026, homeowners in Coeur d'Alene and Post Falls have the legal right to add a second dwelling to their property — and the new law limits what HOAs can restrict. Antova designs and builds fully engineered ADUs, start to finish.
Applies to Idaho cities over 10,000 — including Coeur d'Alene and Post Falls. Smaller towns and county land follow different rules.

Senate Bill 1354 took effect July 1, 2026. If you own a home in an Idaho city with more than 10,000 people, here's what you're now entitled to:
One ADU per lot — attached to your home or detached in your rear yard
Up to 75% of your home's size or 1,000 sq ft — whichever is larger. A 2,400 sq ft home allows an ADU up to 1,800 sq ft
No extra parking required — in most cases
The new law limits what HOAs can restrict — existing covenants are still being tested in court — we'll confirm your specific situation in your free consultation
Own county land or live in a smaller town? Different rules apply — we'll confirm exactly what your property allows in your free consultation.
Idaho Senate Bill 1354, effective July 1, 2026, codified at Idaho Code § 67-6541.

An ADU is a real house — foundation, structure, plumbing, roof. Not a shed with drywall. We bring the same team of engineers and problem solvers that handles our structural work to every ADU: engineered plans, permits handled, built to last. One team, start to finish.
We confirm what your lot and city allow under the new law.
Plans drawn, permits filed, price locked before we break ground.
